Autodesk, a famous software provider for architects and technicians, enrolled the help of Morgan Lovell to design a sustainable office building for them with a focus on flexible spaces for staff to work. The Morgan Lovell team worked to not only ensure the new office met Autodesk’s global corporate objective of LEED Gold but also a UK-centric Ska rating. The project achieved both LEED Gold and Ska Silver rating.
All paints, sealants and adhesives have been sourced with a low Volatile Compound (VOC) content to minimise chemicals and maximise occupant wellbeing. Autodesk’s ‘3ds Max Design’ visualisation software was used to create photorealistic renderings that helped educate employees about the space. The new office space brings the entire team onto the same floor, allowing increased communication.
The new office features an innovative hub-and-spoke system to take advantage of the natural sunlight from the building atrium and perimeter windows. Cyclist lockers, shower and racks were installed to encourage staff to cycle to the building. Lighting power density was reduced 21.4% below the required standard. Daily controls have also been installed on more than 50% of the lights to ensure that areas are not over lit, generating savings in energy and cost. Water consumption in the office has been reduced by 20% against the required standard through the installation of water efficient taps, shower fittings, WCs and urinals. Throughout the construction of the office all energy and water consumption was measured and monitored. 94% of the construction waste was recycled/diverted from landfill and all waste timber was donated to a Hilson Moran employee for reuse.
In deciding to purchase Charles Darwin House, the societies were convinced not only of the environmental benefits but also the business benefits that could result from the move. For example, creating a green office will deliver the societies significant savings on energy bills, making the process cost-effective in the longer term.
