Project Description

Morgan Lovell has transformed a 1950s office building, described prior to the fit out as a “black hole with little natural light”, into a bright and inspirational workplace with impressive green standards. When the British Ecological Society, the Society for Experimental Biology and the Biochemical Society decided to move to a central London location, they were keen to keep their green reputations intact. Their new office space, Charles Darwin House, was constructed in 1959 and getting a BREEAM ‘Excellent’ rating was a top priority. The fit-out has transformed the office environment and puts the building in the top tier of green office environments in the UK.

The fit-out has transformed the office environment and puts the building in the top tier of green office environments in the UK.

Aiming for a BREEAM rating of excellent was the main driver of the design. All finishes and materials specified were BREEAM listed and have low VOCs (volatile organic compounds). The project team were able to reuse much of the societies’ old furniture. All new furniture was sustainable, made from recycled or recyclable material. The yard, previously used as a car park, now houses covered bike racks to encourage people to cycle into work. The toilet area incorporates two new showers and lockers designed for use by staff who cycle to work. Parking for cars is no longer available. All toilets and sinks are adapted to ensure low water usage and a water monitoring and leak detection system alerts staff to any problems.

In deciding to purchase Charles Darwin House, the societies were convinced not only of the environmental benefits but also the business benefits that could result from the move. For example, creating a green office will deliver the societies significant savings on energy bills, making the process cost-effective in the longer term.
