Roebuck Gardens is a mixed tenure development of 26 properties on a brownfield site in Sale, built by Lovell for Trafford Housing Trust.
Residents living close to the site were kept informed throughout the development process. A regular newsletter was issued and surveys were distributed to ensure Lovell fully understood resident concerns. A survey was also carried out on completion of the work.
Particular attention was paid to the elderly residents who remained in residence in flats either side of the site. They were in very close proximity to the site boundary, so temporary lit footpaths were laid for their convenience. All footpaths were suitable for wheelchair use. One of Lovell’s trainee site managers was based on the site, gaining valuable site experience.
The four flats built achieved Code for Sustainable Homes (CfSH) level 4, and incorporate a number of energy saving features including photovoltaic panels and a ‘green’ sedum roof. The sedum roof provides insulation to the flats and creates a new habitat for birds and insects. The houses achieve CfSH level 3, and incorporate solar panels.
Lovell employed a local Trafford resident as an apprentice carpenter and joiner. The apprentice was recruited in conjunction with the Greater Manchester Skills Centre and spent five months on the Roebuck Gardens scheme gaining site experience and evidence for his NVQ Level 2 portfolio.
The apprenticeship scheme was provided through the Apprenticeship Training Association (ATA), delivered by the North West Apprenticeship Company, a locally funded scheme. The ATA is a flexible shared apprentice scheme ideal for shorter schemes which cannot facilitate an apprentice for the full two year duration of their NVQ.
