Project Description

Vivo is the first phase of residential regeneration within the 'Home Zone' of the 56 acre Northshore development. The project is transforming a riverside site with around 1.75 million sq ft of new mixed-use space. With 50 two, three and four bedroom houses in a riverside location next to the Infinity Bridge, Vivo has created a highly sustainable community, ensuring the accommodation of modern lifestyles as well as the needs of the natural environment. This sustainable project is being developed by Muse in partnership with sister company, Lovell, and the Homes & Communities Agency, supported by Stockton Council and Tees Valley Housing.

As part of the development, Tees Valley Housing has provided 12 homes for affordable rent and a further 3 for affordable home ownership. This is being offered under the ‘rent now, buy later’ scheme and allows people from all financial backgrounds to become part of the new community.

Every home in the Vivo Northshore development has been designed to minimise carbon emissions. This has been achieved by a number of sustainable features that harness natural resources, including photovoltaic roof tiles, rainwater harvesting facilities, cavity wall insulation, heat recovery systems and smart meters. With cycle storage features, and easy access to nearby footpaths, a resident's green travel plan ensures that resident's dependency on carbon-emitting vehicles has been considered and reduced. Environmental impact was a constant consideration during the construction process, with measured water consumption and limited dust pollution.

The development was the subject of a high-profile RIBA international design competition to create highly sustainable and innovative family housing. It has created a new form of urban domestic buildings unlike any other in the North East of England. Challenging traditional housing styles, this first phase of development is cleverly designed to have an inbuilt capacity for extension, providing sustainable housing for the future needs of the occupants.
